River Run is a nice, gated community in North Tempe’s popular 85288 zip code consisting of 112 homes. These homes have 2 car garages and, according to the tax records, average approximately 1200 square feet.

Within this community, residents enjoy well kept common areas, 2 community pools, tennis courts, sand volleyball and parking for RV’s, boats, trailers etc.

The legal description calls River Run “The Gardens Tempe” and lists the homes as being built from 1984 – 1994. There appears to be a mix of people in age ranges with students, part time residents and just about anything in between.

Being near a bus stop and an Orbit system, the area is also good for people that enjoy getting around town via public transportation.

Camelot Village – A great place to live

Camelot Village is another “cool neighborhood” in South Tempe. We occasionally feature neighborhoods that we think are in good locations, are close to shopping, restaurants, good schools etc. This neighborhood certainly fits the bill.

Located just west of the 101 freeway and not far from the US 60, Camelot Village in the 85283 zip code is all about convenience.

Located just to the West of Camelot Village you will find two popular Tempe shopping centers with restaurants, shops, a Fry’s grocery store and a Walgreens Pharmacy. Within these two centers you will find neighborhood favorites like Wildflower Bread, Mac’s Broiler and tap, Starbucks, Pei Wei, Trader Joe’s, Miele’s Italian Bistro, a car mechanic, dry cleaners and just about anything else you could want.

Camelot Village has a very respectable “Walk Score” of 77 which I think is pretty cool!

This non “cookie cutter” neighborhood has a nice park in the community and has a “voluntary” home owners association that has several cool events and activities through out the year. The Halloween party, 4th of July Parade and neighborhood picnics are just a few of the things that make Camelot Village a great place to live.

Just Drivin’ By?

New home subdivisions, open house signs, web site ads from the mls with cool pictures and driving directions ever catch your eye? Of course they do.. It happens all the time to most of us. Can that ever be a problem? Ever notice the little signs builders use at the entry to the sales office that says: “If you are working with a Realtor, they MUST accompany you on your first visit.”? What the heck does that mean and how does it effect you/us? Here’s the deal.. Agents at new homes and at an “Open House” represent the SELLER. If you are looking at the house, you are a potential BUYER. Do you want to get all of your information from someone that does not work just for YOU? Any time you see something you like, or want information about ANY property, please remember one thing.. “Just Call Nick!” Representing YOUR interest is what I do! It is the MOST important job that I can do as your agent. I do this every day and can help you with the sale or purchase of ANY property. Why Live on the Edge If You can Live on the Line?

There is an interesting dynamic coming to the valley… It’s called Light Rail… You have probably seen it “gaining steam” in the news lately as it comes closer to reality for Arizona. I recently attended a meeting with city and national planners of the light rail line to gather some more information. There is some real economic potential here for people and businesses alike. Currently, there are approximately 3000 businesses located along the rail line that consists of 5 “sections” covering 20 miles from Phoenix, through Tempe and in to Mesa. The ASU facilities in Tempe and Phx will be easily accessed as well as major and college sporting events of the Suns, Diamondbacks and Devils. There are already many large employers along the line as well as some great restaurants and a ton of different types of housing options from the affordable to multi million dollar projects. Several large projects are in place along Central Avenue that have completion dates scheduled for 2008 which just happens to coincide with the scheduled opening of the rail system.

With the struggles and inventory issues of Queen Creek, Maricopa and some of the outlying areas, there may be a shift to properties with easier access to more centralized locations.
Tempe, Scottsdale and much of Central and North Phx still appear to be doing “pretty well” as far as sales and demand. Light rail should bring some interesting changes to our growing core. Here is a recent article I wrote for one of our news letter’s. I hope you find it interesting! We are located in the South East Valley of Arizona:
Quick Update:
“Recently I was in a meeting with several long-time industry pros to discuss current market trends. With approximately 46,000 active listings (up from 30,000 just a few months ago), there is a greater need than ever for seller’s homes to be correctly priced and in tip-top showing condition. Builders are offering some amazing deals to move their inventory. (good time to buy a new home?) To attract buyers, many of the new home builders are offering huge incentives. I have seen in excess of $70,000 in builder incentives! Rather than reduce prices by a ton (and thereby potentially decreasing the value of the area), builders are trying to make it easier and more appealing to buy a new home as opposed to a resale property. Sellers are facing stiff competition from these deep-pocketed builders.

Of course with gas prices and housing inventories both up, many people are looking for more centrally located homes. You will find that certain parts of the Valley are doing much better than others.

And while it is certainly true that many people have been priced out of the market, the need for housing never goes away. This is illustrated by the strengthening rental market. Rents are up and landlords can be more picky about tenants.

Another thing to watch is the foreclosure rate. Many bought at the top of the market and were talked into bad loans. This may be a problem if they were relying on unrealistic appreciation to help.
