Homes in Tempe come in many shapes, sizes and conditions. In Tempe, we are fortunate to have many different types of homes to choose from. North Tempe is different from South Tempe, yet both areas have pockets of homes that fit many different lifestyles.
We have four main zip codes in the city of Tempe.
Starting from the north, you have the 85281 zip code that spans from a little north of Tempe Town Lake and runs to approximately Broadway Road. This is the zip code where Arizona State University is located.
You then go to the 85282 zip code that is still considered north Tempe, that runs south to about Baseline Road. This is where people generally start to talk about the boundaries between north and south Tempe.
The 85283 zip code is a good mix of “close to campus, but not too close” for many people. Like all of our areas, the location is stellar. Places like The Lakes and the “Camelot Corner” are very popular choices in 85283. Some awesome neighborhoods, for sure!
Down in the 85284 zip code, you’ll find a completely different look and feel than that of the homes in north Tempe. Prices are typically higher, as well. We love this area for the people looking to be in Tempe but who might not want to be real close to the college. Some really beautiful homes in places like Buena Vista Ranchos, Warner Ranch and SO many more. Probably my favorite area as far as having a ton of beautiful housing choices.
Having ASU in North Tempe means there is a constantly changing population of people moving to and from the area. Student housing doesn’t always mean dorm rooms, and many people realize that homes near ASU can include affordable condos and luxury condos. They also include neighborhoods like Hudson Manor or any number of property types near the Mill Avenue District.

Tempe Homes For Sale:
South Tempe homes and neighborhoods can have a much different feel than North Tempe, but many choices are available here, as well. From large irrigated lots and horse properties to gated communities and areas with an urban feel, the area typically has something for just about any lifestyle.
From neighborhoods like Camelot Village with it’s high “walk score” and relatively affordable homes to condos in the low 100’s to gorgeous properties well into the 7 digits, Tempe has em’ all.
